Property Management Services - Burnsville NC
Basic Monthly Service Plan
$65 per month
Semi-monthly inspection
Walk through every room
Check security - doors, windows
Check for evidence of pests
Check for evidence of water leaks, etc
Check fuel levels (LP, Fuel Oil, etc)
Check heat/ac settings
$750 Deposit required, monthly service charge and any requested additional repairs/services will be drawn against balance. No contract, when balance is $0 services end unless refunded.
Additional Services - Ala Carte
Additional services provided to customers already taking the Basic Monthly Service Plan.
Winterize home sub-contracted, cost + 15%
Water shut off, water heater and all lines cleared of water,
antifreeze in traps and pumps (dishwasher, washer),
heat shut off
Unwinterize home sub-contracted, cost + 15%
Water turned on,
h/w tank filled,
lines purged,
fixtures flushed,
check for leaks,
Heat set at minimum settings.
Deer/Rabbit Repellent Initial $40 and $10 per application
Deer/Rabbit repellent is $35 per gallon, which makes 16 quarts, average yard will take 1 quart per application.
Minimum monthly, more in wet season.
Hemlock Tree Treatments Cost of materials plus 15%
This needs to be done every year, usually in springtime.
Lock-out service - We bring you a key, make sure you get in.
First time $25 before 6pm, $40 after 6pm
Additional $35 before 6pm, $50 after 6pm
Yard Services - Fertilize, round up, weed eat, mow $17.50 hr plus material cost
Spa Maintenance $20/month plus material cost twice a month - sample water, adjust chemicals
Home Cleaning sub-contracted, cost + 15%
Repairs and other services sub-contracted, cost + 15%
Service Areas
We are taking customers throughout the South Toe Valley, Celo, Mt Mitchell Lands, Little Switzerland, Grassy Creek, Newdale, Crabtree, Double Island. Basically, areas between Burnsville and Spruce Pine along Hwy 19, and areas south to the Blue Ridge Parkway. If you are outside this area, call anyway and we'll see if we can accomodate.

Internet and local advertising
Reservation management
Maintain a Trust Account for the proper handling of your rents
Deposit and rental collection
We use only RC Real Estate Commission approved forms created by the NC Bar Association
Oversee cleaning team
Check inventory and look for damage
Enforce the North Carolina "Vacation Rental Act" requirements
Collect sales taxes and occupancy taxes
Remit the collected taxes each month
Send owner detailed rental statement by the 15th of the following month with their net proceeds
We pay the cleaning team from the commission
We pay for transaction fees if credit card is used by renter
We do a one-time mid-rental check-up
We do expedited evictions using the process provided by the Vacation Rental Act
Two commission options
$750/year initial fee, and 20% of gross rentals
25% of gross rentals
